Terms & Conditions

1. Arrival and departure times can be flexible to suit your needs. The owners reserve the right to access at any time in case of emergencies.

2. The property cannot be reserved until a completed Booking form and deposit are received. In the event of cancellation within 48 hours of the start of the booking money, less any out of pocket expenses will be returned only if the property is re-let.

3. The balance of the rent must be paid at least 14 days before the date of the start of the stay. Bookings will be accepted at short notice with the full rent paid at point of booking.

4. Damage to the property, its fixtures or contents will be the responsibility of the person in whose name the booking is made. Any breakages must be replaced or paid for.

5. All bed linen is provided.

6. Bookings are not interchangeable and the cottage must not be sublet. The number of persons in occupation must not exceed the sleeping accommodation provided as agreed at point of booking.

7. It is regretted that NO PETS of any kind are allowed.

8. Visitors are asked to remember that they are staying in a residential area and to respect the quiet and comfort of the neighbours.

9. There is no smoking allowed inside the cottage. Ashtrays will be provided in the garden for those guests who require them.

10. Bookings made via credit card will be subject to a 2% surcharge.

11. Users of the hot tub and spa do so at their own risk

12. People with heart conditions and children under 16 should not use the hot tub or steam room.
